Planned Maintenance Agreement (PMA)

Our PMA is designed to ensure the longevity and peak efficiency of your HVAC system through two comprehensive visits per year (Spring and Fall).

→ Filter Service

• Replacement of Media filters and Fresh Air filters, as necessary, based on inspection.

→ System Cleaning

• Washing of indoor and outdoor coils.

• Flushing of condensate drains from the air handler.

→ Electrical Integrity

• Confirmation of electrical connections at both the air handler and outdoor unit.

→ Operational Checks

• Verification of the air handler heating element. and blower motor function.

• Inspection of outdoor unit refrigerant pressures.

• Testing of the compressor and outdoor fan motor operation.

Indoor Air Quality & Filtration

Honeywell Media Filter

Each air handler is protected by a MERV 11 Honeywell media air filter. This is a high-capacity, 4-inch thick filter installed directly next to the air handler.

Important Note:

Due to the high filtration performance of the media filter, we strongly recommend against installing additional, lower-rated filters at the indoor filter grilles, as this can restrict airflow and strain the system.

We recommend replacing the media filter every 6 to 12 months, depending on air handler run-
time and the presence of indoor particulates (such as pet hair). Replacement is included in your
PMA if deemed necessary by our technician during the inspection.

Fresh Air Ventilation Kit

Druther Home’s commitment to building a highly sealed and efficient home, utilizing an
encapsulated crawlspace and spray-foamed attic, requires a mechanical solution for air
exchange. This fresh air system is crucial for maintaining optimal indoor air quality and a healthy
living environment.

We utilize the iO HVAC controls Fresh Air Kit to manage this process. This control board,
mounted near the air handler, operates a motorized damper that introduces filtered outdoor air
into the air handler’s return box, where it is mixed with conditioned air and distributed throughout
the home.

System Features

→ Timed Operation: The circuit board utilizes a timer to control air exchange intervals.

→ Kitchen Hood Integration: The fresh air damper is automatically opened whenever the kitchen exhaust hood is activated, ensuring immediate air exchange during cooking.

→ Inline Fresh Air Filter: The outdoor air is filtered by an AC Infinity inline duct air filter (mounted in a black enclosure near the air handler). This filter uses a common size (14” x 20” x 1”) and is easily accessible for replacement. We recommend replacing this specific filter once annually. Inspection and replacement of the fresh air filter are included as part of our PMA
service.
